the Cpo's require the properties to have to be offered market rates. it stops scenarios like you outline from happening. In truth a CPO is quite hardcore and probably not so common in Nottm.

I thought the guy had it right that only one of the boathouses was actually an issue and that is solved when we buy the land.
The houses on colwick rd tho are stopping the bridgeford end from being redeveloped and makes for better housing in the far corner.

what would happen is they will get a fixed amount per square foot that is based on similar properties in the area. they can appeal the value but not inflate it because they think they can hold em to ransom. they can't.
It’s obviously changed since then. I don’t know when Tesco’s at Beeston was built, but it was a while ago.
 
The boat club is nearly sorted and could go ahead but Forest want the Colwick Rd stand sorted before going ahead. Forest own many of the houses on Colwick Rd so am unsure how many we are talking about but not many. They are holding out for best price. Silly money. They are being advised legally to hold out. The likely arrival of a CPO means the price offered by Forest in a private negotiation is the best by far they will get. A CPO is market price and a bit. Forest are probably offering double market price, maybe more. The closer a CPO comes the stronger NFFC hand. Needs a CPO to be close for dominoes to fall. CPO needs political will and time for process. Knowing a CPO process has started maybe enough. An offer too good to refuse could be made with a time limit. The legal team know by waiting the offers only deteriorate. Starting process is next step. This is what the letter from the club was implying. Next step is RBC and we know how quickly their wheels work.

forest are being very sensible imo. of course they want the whole site sorted before going ahead.

I agree that RBC could help simply by stating they would support a CPO process and are committed to seeing forest achieve their goals for the stadium.
 
If they could sort all the terrace row of houses then the prospects look a whole lot more attractive.

CPO normally are more than market rate. I negotiated on behalf of clients as an agent when tescos were involved in Derbyshire. And to think a supermarket gets such a green light when there’s loads of them already.

Have the club revised the bridgeford plans do you know? Or is it still the same leveling off of the current stand?

If new would it be a continuation of the new main stand to connect with the BC?

They have been delaying a couple of weeks now.

"The six-figure capacity is seen as a realistic number designed to future-proof the ground given high demand for tickets."

In that light: A lowly 50 000 capacity at the WFCG should be the right way to go.
